Let's talk flooring!

They did this remodel bout a year ago and the large format vinyl tile floor already has issues. It had bleed through issues when first installed. Wood like vinyl plank in islands surrounded by the vinyl plank still intact. They have 90% of it torn out and are recoating the surface with patching compound. Looks like ardex sf.


Gee, makes me want to take my equipment in there and do some inspecting.


Area of concern: Only around vegetable and dairy refrigeration units.

Substrate: Concrete

Install method: Glue down

Sub floor visual: Green paint like substance over original concrete substrate with cement based patch/leveling compound over top.

Complaint: Tile not adhered to substrate. Tile and cement patching compound coming off substrate.

Whats the problem?

green paint is the problem..levelr will never stick to that
Yea, I thought that at first, then thought it may be some old kinda sealer. But never seen a green sealer. However, out of the flooring trade there are oddball concrete sealers out there that have been used in the past.
Makes me wonder why it was not removed.

Maybe I sneak in there with my camera tomorrow.

Regular vct is down tight. Not sure how they plan to transition between the two. hmmm

Did you check for moisture content with your moisture testing toy box? I've seen condensation from refrigeration cause problems in concrete on grocery floors. Many have floor drains because of the run off. The way they are constantly reconfiguring layouts of the stores these days. That area could have been under a bank of freezer boxes in the past.
They changed it to regular vct tile. I was there last night. The patch/leveling job telegraphed through horribly. Oh well.
It would be very interesting..and possibly telling if the records of concrete floor temp and the room temps were taken during the different phases, to try and determine, what, if any environmental differences were present that could account for the localized failure(s).
Yes that would be interesting. I highly doubt anyone did anything like that Bob. I didn't see any evidence of testing of any sort.

Like Al said those freezers all around that perimeter cause problems. Plus ever hear that thunder in there before the misters go off??? LOL Warming slab, moist cold air inside. Love it!
