CASE STUDY: ARDEX provides fast-track remediation plan for luxury high rise

PROBLEM:

The high-profile Fifteen Twenty-One Luxury Condo Tower was being constructed in the heart of downtown Seattle. The 38-story, 326,000 sq. ft. building, with 143 luxury residential units ranging in selling prices from $1M - $4M, would be the tallest residential tower in Seattle.

The fast-track construction schedule of this project resulted in poorly finished slabs, with severe level deflections in the floors. To further complicate matters, the use of a certain type of sliding door in some areas required floors to have variations no greater than 1/16” in 10 ft.

The move-in dates for tenants were approaching rapidly, with some tenants being scheduled to move in even prior to the project being fully completed.


SOLUTION:

Several fast-drying products from ARDEX were chosen for the many needs of this project in order to keep the construction schedule on track for the high rise’s grand opening.

ARDEX K 15® PREMIUM SELF-LEVELING UNDERLAYMENT was chosen for the areas with strict level requirements. ARDEX K 15 can receive foot traffic in just 2-3 hours and is ready for all floor coverings within 16 hours of installation under standard installation conditions.

Two trowel-grade products from ARDEX, ARDEX SD-P SELF-DRYING, FAST-SETTING, CONCRETE UNDERLAYMENT and ARDEX FEATHER FINISH® SELF-DRYING, CEMENT-BASED FINISHING UNDERLAYMENT, were the ideal solutions for meeting elevations at doorways, elevators, fireplaces and areas where different types of floor coverings would come together. As self-drying products, ARDEX SD P and ARDEX FEATHER FINISH are typically ready to receive floor coverings within just one hour of installation.

Finally, ARDEX TWP™ FINISHING COMPOUND FOR TILT-UP AND VERTICAL CONCRETE WALLS was selected to create an aesthetically pleasing finish in the stairwells and on the exterior facade of the building. ARDEX TWP requires no special drying procedures and is ready to receive a latex paint or waterborne sealer as soon as it is hard, which can take an hour or more, depending on jobsite conditions.

With the help of ARDEX products, the Fifteen-Twenty One Grand Opening happened on schedule.
